Other services include regular rental reviews, lease renewals, supervision of repairs and maintenance.

Repairs & Maintenance

  • arranging specialised trades people to attend repairs
  • liaise with trades people
  • determining the nature of the repair through trade people's reports.
  • receiving quotes for all major works
  • advising lessor’s of quotations and seeking authorisation
  • coordinating appointments between trades person and lessees to avoid any disruption to the lessee's day to day business
  • referencing lease agreements to determine responsibility
  • ensuring all works are carried out in a tradesman like manner
  • carrying out final inspections with lessee to ensure that premises are left in a clean and tidy manner and that all relevant make good works have been completed to a satisfactory standard
  • give maintenance and preventative maintenance advice
  • arrange afterhours access for emergency repairs


  • analysing your insurance policy to ensure all appropriate elements are in place
  • administration of claims
  • liaise with insurers and brokers on behalf of owner

Vacancy Management

  • coordinating and implementing marketing schedules
  • implementing process of improvements to enhance facilities
  • negotiating lease agreement
  • adopting appropriate rental figures in accordance to current market indicators

Arrears Management

  • ensure all rentals are up to date
  • liaise with lessees
  • disbursing monthly rental tax invoices
  • negotiating arrears management schemes with lessees if required
  • collections of arrears, GST, outgoings and associated invoices


  • Investing security bonds in Term Deposit Accounts
  • Invoicing lessees for rent & outgoings accordance to lease agreement
  • collection of necessary outgoings
  • disbursing of all statutory payments on behalf of clients disbursing lessor’s funds
  • Payment of all repairs & maintenance works completed

Lease Documentation

  • implementing relevant rental reviews according to lease agreement
  • calculating Consumer Price Index
  • negotiating lease renewals and market reviews
  • referencing lease agreements for purpose of dispute resolving
  • preparation and monitoring of lease agreements and associated documentation
  • liaise with your solicitors ensuring all documentation is completed in a timely manner
  • reference checks on all incoming lessees

Fire Safety

  • warrant that all fire safety measures for your building are met according to local council bodies and to the Australian Standard
  • liaise with fire safety contractors
  • co-ordinate fire safety contractors to carry out 6 monthly and yearly
  • certifications as per the Australian Building Standard
  • review contractual arrangements ensuring all budget measure are within specified guide lines
  • administrating of all certification to local council departments on your behalf
  • reporting of any fire safety upgrades works that maybe require under the Australian Building standard
